White Oak Town Center Traffic Study, Garner
The proposed White Oak Town Center will be a mixed-use development located on the west side of White Oak Road between US 70 and the Timber Drive extension in Garner. The proposed development is planned to consist of approximately 800,000 square feet of retail space, 300,000 square feet of office space and 300 apartment units.
A traffic impact study was completed in 2007 by another consultant, with the expected build-out to be completed in 2012. WEI is updating the traffic volumes to reflect current and future traffic statistics. The development is anticipated to be completed in two phases, with Phase I consisting of 450,000 square feet which will be constructed by 2015 and Phase II, for the remaining 350,000 square feet, in 2018.
In addition, since the original traffic study was done, another development has been approved which will be located across the road on the north side of US 70. This adjacent development will consist of 150,000 square feet of retail and general office space, a restaurant and a hotel, and the traffic which will be generated will be included as part of WEI’s report for the White Oak Town Center. The final report will present trip generation, distribution, traffic analyses and recommendations for the transportation improvements which would be required to meet anticipated traffic demands.
